Canton Beach Proposed Residential Building-Central Coast News

Affordable housing provider Pacific Link Housing Limited has submitted a development application to the Central Coast Council to build a 14-unit residential apartment building at No. 8 Kantara Road, Beach, Guangdong.

The Environmental Impact Statement (SEE) submitted in support of the Development Agenda stated that the development will be a two-story residential apartment building with a total construction cost of US$4.5 million (including goods and services tax).

According to SEE, according to the 2013 Wyong Local Environmental Plan (WLEP), the site is zoned as an R3 medium-density residential area, allowing the construction of residential apartments in this area.

• Construct a two-story residential apartment building on top of the existing padding, including 10 x 1 bedroom units and 4 x 2 bedroom units;

• Accessible from Wallis Avenue and Kantara Road;

• 15 parking spaces of the same level, including 2 adaptive spaces and 1 visitor space;

• Auxiliary services and infrastructure, including rainwater storage tanks;

• Keep 3 important trees and remove several smaller trees;

• The 371.2 square meter soft landscape of the entire site preserves and protects a mature eucalyptus tree and two Norfolk Island pine trees.

The proposal is considered to "appropriately respond to established environmental constraints (including flooding and important trees).

SEE stated: "Its approval will result in the provision of much-needed apartment-style housing (including adaptive housing) in attractive locations, the architectural form of which is compatible with existing developments and local desirable characteristics."

"The site's proximity to a high-comfort recreation area, Tuklee Town Center and convenient bus routes to Wyong Center make the site suitable for the development of medium-density housing.

"Canton Beach is mainly composed of low-density residential developments, with holiday park-style tourism and tourist accommodation, leisure uses and public open spaces oriented along the lakefront.

"A registered club and sports field is located on Hibbard Street in the northeast of the suburb, and the retirement village operated by RSL LifeCare ('Long Khanh Lakefront') is located in the south-central.

The site area is about 1,473m², and the frontages are 61.01m and 20.77m respectively, Kantara Rd and Wallis Ave

The site has been basically cleaned up and can accommodate a pad with a height of 0.8-1.2m. These works were carried out as part of the site reconstruction and adjacent allocation approved under DA 1440/2017.

The infill pads are built above the flood level and are designed to allow the flood to flow in the event of a once-in-a-hundred-year event without adversely affecting downstream.

Each unit will include an open kitchen, living and dining area; separate laundry room and bathrooms (including some with ensuite bathrooms); and one or two bedrooms, each with built-in robes.

All units have a private covered balcony or terrace with direct access from the living space.

Each unit also includes air conditioning, instant electric hot water, wood grain floor, security intercom and MATV system.

The two units on the ground floor (units 1 and 2) have been designed to be adaptable.

The building will install an important micro-inverter solar photovoltaic system on the roof, and retain and reuse rainwater in the landscape area.

The application is currently being exhibited and can be submitted through the DA tracker on the committee's website.
